Macungie's Median Price Depends on Which Macungie You Mean

Macungie's Median Price Depends on Which Macungie You Mean

Search "Macungie home prices" this week and you'll pull up at least three different towns. One source will tell you the median sale price is a little over $340,000. Another will show a median list price north of $570,000. A third, still circulating from a national ranking, will put the number closer to $460,000. None of these figures is wrong. They're just measuring three different housing stocks that happen to share a mailing address.

That gap is the actual story here, not a stray footnote. If you're comparing Macungie against another Lehigh Valley town using a single median you found online, you're probably comparing the wrong houses.

Three Numbers, Same Zip Code

Time Window Reported Figure What's Actually Being Measured
Three months ending May 2026 $341,000 median sold price, up 4.9% year over year A narrower slice of Macungie, likely weighted toward the older, smaller homes in the historic borough core
July 2026 $574,000 median list price A wider draw of active inventory that pulls in larger homes and newer construction across the broader area
2024 (Realtor.com Hottest ZIP ranking) $462,000 median list price The full 18062 ZIP code, which stretches well past the borough itself

The sold-versus-list distinction matters on its own. But the bigger issue is geographic. "Macungie" as a search term and "Macungie" as a ZIP code are not the same shape.

One Zip Code, Six Communities, Two Counties

The 18062 ZIP code, the one that put Macungie on Realtor.com's national radar, does not stop at the borough line. It includes Macungie Borough plus parts of Lower Macungie, Hereford, and Upper Milford townships in Lehigh County, and parts of Longswamp and District townships across the county line in Berks. That's according to coverage of the ranking from LehighValleyNews.com, which reported the ZIP landed at number 10 nationally in 2024 with a median list price of $462,000 and homes sitting on the market a median of just 16 days.

Macungie Borough Manager John Brown, responding to that ranking, described the appeal of the area this way:

"It's a small community feel but you have access to all you really want"

That's a fair description of the borough itself: walkable, established, modest lot sizes. It is a much less accurate description of the new subdivisions going up a few miles away in Lower Macungie Township, where houses on half-acre lots with three-car garages are being marketed as part of the same "Macungie" story.

The Borough Core Sells Fast and Small

The narrower dataset, the one showing a $341,000 median sold price for the three months ending in May 2026, tells a specific story once you sit with the details. Price per square foot in that window came in at $215, up 18.5% year over year. That's a steep jump in price density without a steep jump in the headline price, which usually means smaller homes are appreciating faster than the market average, not that entire houses are getting more expensive at that rate. Homes in this slice sold in a median of 9 days, up slightly from 7 days the year before, with 12 homes closing in May 2026 against 9 in the same month a year earlier.

Put plainly: this is a small, quick-moving market of modest homes, the kind you'd expect from a walkable borough built out well before East Penn School District subdivisions existed. It is not the whole picture of what "Macungie" costs to buy into.

Lower Macungie Township Is Building a Different Price Tier

A few miles from the borough, Ryan Homes has been building out Lehigh Preserve, a new community in Lower Macungie Township that the builder markets as the only new construction of townhomes, singles, and estate homes in the East Penn School District. Townhomes here start in the upper $400s. Single-family homes range from the low $600s to the upper $700s. One active MLS listing inside this community, a Thornewood townhome at 2220 Easton Street, was priced at $459,990 and marketed as the lowest-priced new townhome option in East Penn schools.

Resale inventory nearby backs up that this isn't a fluke. Three homes currently listed in Macungie and Lower Macungie Township show the range clearly: a four-bedroom, three-bath home on Fritch Drive at $625,000 with 3,655 square feet, a four-bedroom, four-bath home on Periwinkle Drive at $639,900 with 2,968 square feet, and a four-bedroom, three-bath home on Robin Road at $689,900 with 3,183 square feet. None of these are outliers. They're ordinary resale listings sitting well above the borough's $341,000 median and closer to the $574,000 to $595,000 list-price figures reported for the wider Macungie area this summer.

Established communities in this part of the township carry their own identities worth knowing if you're comparing neighborhoods: Rolling Meadows, where one recent twin-home listing was marketed specifically as carrying no HOA or condo fees, Ancient Oak, Fairways at Brookside, Winding Brook Manor, and The Hills at Lock Ridge. Each of these predates the newest construction by years, which means you can buy an established, no-HOA home in the same school district as a brand-new $700,000 estate home, at a meaningfully lower price and monthly cost.

The 55+ Layer Nobody's Median Accounts For

There's a third slice worth naming separately: age-restricted 55+ communities like Four Seasons at Farmington and Legacy Oaks, both in Lower Macungie Township. Four Seasons at Farmington alone comprises 256 single-family resale homes ranging from roughly 1,546 to 2,902 square feet, built by K. Hovnanian between 2004 and 2009. These communities skew the aggregate numbers in a way that's easy to miss. Homes here tend to run smaller in square footage than family-sized single-family listings, but they're often priced comparably to larger homes because of low-maintenance living and finish quality. A blended median that includes these homes alongside 3,600-square-foot resale colonials and 700-square-foot borough starter homes was never going to produce one clean number in the first place.

So Which Number Should You Trust?

None of them, on their own. The right question isn't "what's the median price in Macungie," it's "which Macungie are we talking about." If you're comparing Macungie to Emmaus or Breinigsville while house hunting, ask whether the number you're looking at reflects the walkable borough core, the newer Lower Macungie Township subdivisions, or an age-restricted community. Ask whether it's a sold price or a list price, and what window of time it covers. And if a listing sits inside a named community like Lehigh Preserve or Rolling Meadows, that name tells you more about what you're actually buying than any ZIP-code-wide average ever will.

FAQ

Is Macungie Borough the same thing as Lower Macungie Township? No. Macungie Borough is a small, incorporated community with its own borough government. Lower Macungie Township is a separate, larger municipality that surrounds much of the borough and contains most of the newer subdivisions and commercial development in the area. Both share the East Penn School District and the 18062 ZIP code, which is part of why housing data for "Macungie" often blends the two.

Does new construction in Lower Macungie Township come with HOA fees? It depends on the community. Builder-marketed communities like Lehigh Preserve typically carry homeowners association fees tied to shared amenities and maintenance. Older established neighborhoods, including some Rolling Meadows resale listings, have been marketed specifically as carrying no HOA or condo fees. Always confirm the fee structure for the specific community, not the town as a whole.

Was Macungie actually ranked one of the hottest ZIP codes in the country? Yes, in 2024. Realtor.com ranked ZIP code 18062, which includes Macungie Borough and parts of five surrounding townships, number 10 on its national Hottest ZIP Codes list, citing a median list price of $462,000 and a median of 16 days on market at the time.

If you're trying to figure out which version of Macungie actually fits your budget and your list of must-haves, that's the exact kind of question worth working through with someone who knows the difference between the borough core and the township subdivisions before you ever tour a house.
